NEW DEVELOPMENT
2018 - 2019
R25 mil
1266m²

With this new development it was interesting journey seeing the building grow from breaking first ground to adding the final finishing touches.  Working with the architect and making practical recommendations regarding the interior.  Specifying low maintenance flooring, top quality lighting, as well as wall finishes to keep with their corporate identity; as well as exterior and interior signage.

Project management involved attending meetings and giving feedback to the client; managing the budgets by giving cost saving advice.  Providing technical knowledge to assist the client in making informed choices and not getting steamrollered by the developer.

This project was done in phases as budgets were released and while normal day to day operations went on - an easy challenge to overcame.  Natural light and toned down, modern colours added warmth and cleanliness to the work spaces.  Technical drawings were used to guide the contractor in addressing ceilings, lighting, wall finishes, floor finishes while taking the old structure of the building in consideration.  New furniture, signage and other decor item were supplied.

Here it was essential to mediate between the contractors and all the staff and doctors which proved our skill as project managers.  Liaising with all the stakeholders, tenants on other floors, while keeping to the tight budget and schedule were taken in our stride.  In the end it was worth while to see the client happy with the end result.

Re-purposing furniture in a new space might seem like a daunting task - but it isn’t.  Practical and functional layouts and space planning to ensure each item is fully utilised in its new space.  It is important to have adequate lighting according to each area’s use - glass partitions and slatted room dividers aid natural light deeper into the building.  This contributed to the overall green building rating.

Several custom designed furniture was proposed for the new offices their own unique feel - along with planters, living walls, wall papers signage and branding - which will be implemented in phases.  Working drawings guided contractors to achieve the client’s desired look and feel.

Going from cigar lounge look to Italian bistro isn’t something to be taken lightly.  Well chosen changes in finishes and decor made this transformation possible.  Space planning, interior design and custom designed shop fitting also contributed to the new look.

As the restaurant only closed for three days for mayor construction other works had to continue while the restaurant was operational.  This meant a lot of planning, and project management, to co-ordinate the teams and to get the timing right.  Managing budgets and controlling quality is what added to this successful transformation.

Phase 1, in 2012, was a partial revamp which entailed upgrading of floor finishes and paint colours.  The reception, entrances, lift lobbies and atrium was also upgraded to a light modern look.  In 2017 phase 2 of the revamp complemented the first revamp by plastering the face brick walls, new LED lighting and sleek bulkheads - which added the green energy efficient element.

The exterior was also addressed by adding a textured charcoal paint and LED lighting on all the balconies – creating a wonderful contrast highlighting the building!  An entertainment area was created with a new roof and deck, and lovely green grass to liven it up.    3D representations were created to help the client imagine the potential of the building - giving several options with ease.

Project managing as always is important to ensure smooth sailing throughout the project. Keeping communication channels open between the client and contractors to ensure everyone know what is expected of them.

Restoration and revamping of an old heritage building, is always extra rewarding.  Not only did we preserve the history of Pretoria; we were able to restore some of the original features.

Project management formed the biggest aspect of the project.  Ensuring that the contractors understand the importance of respecting and protecting the building while working.  Following a strict program to meet the deadline.

Updating the plans and converting to electronic plans meant measuring all nine storeys and small crawl spaces.

POSSIBILITIES

3D RENDERINGS

3D renderings or representations are computer generated images to help visualise the final design.  With these representations we aim to create it as realistic as possible.  3D's are easy to change and give several options as a means to finalise the design.  The client approves the design based on the photo realistic images; and the contractor knows what to work toward.
